The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has granted a four-month extension to eligible registered real estate projects affected by disruptions linked to the ongoing situation in the Middle East. The move is aimed at helping projects facing construction delays and supply-chain challenges caused by circumstances beyond developers’ control.

The decision could provide relief to developers dealing with shortages or delays in the availability of construction materials and other project inputs. It follows a broader advisory from the Ministry of Housing and Urban Affairs encouraging state RERA authorities to provide a four-month extension to eligible projects affected by such disruptions.

For homebuyers in Uttar Pradesh, the development is important because an extension in project timelines could affect possession schedules. However, the four-month relief does not automatically apply to every delayed housing project. Buyers should check whether their project qualifies under the applicable UP RERA order and understand any revised completion or possession timeline.

The move is particularly relevant to the Noida, Greater Noida and Ghaziabad real estate markets, where a large number of residential projects are under development. According to an earlier government advisory, 1,199 ongoing projects in Uttar Pradesh, including 301 in Noida and 148 in Ghaziabad, were expected to benefit from the relief.
