India becomes Asia’s 4th largest REIT market, overtakes Hong Kong: Cushman & Wakefield

India has emerged as Asia’s fourth-largest Real Estate Investment Trust (REIT) market by market value, overtaking Hong Kong, according to the Cushman & Wakefield Asia REIT Market Insight 2025–2026 report. India’s REIT market value increased 62% from $11 billion at the end of 2024 to $17.7 billion by March 2026.

The expansion has been supported by new listings, strong occupancy levels in Grade A office assets, demand from multinational companies and the continued growth of Global Capability Centres (GCCs). India currently has seven REIT products, according to the report.

Two recently listed REITs, Knowledge Realty Trust and Bagmane Prime Office REIT, together added 53.7 million sq. ft. to India’s REIT market. As of June 2026, six listed Indian REITs collectively held around 178 million sq. ft., with another 36.7 million sq. ft. under construction or planned.

India now ranks behind Japan, Singapore and mainland China in Asia by REIT market value. Hong Kong's REIT market stood at $17.4 billion as of March 31, 2026, compared with India's $17.7 billion.

The report also highlights growing opportunities in office, data-centre and hospitality assets as India's institutional real-estate market continues to expand.
