India’s Land Records Go Digital: How Maps, Drones and Bhu Aadhaar Are Changing Property Records

India is taking a major step towards digital land records, which could make property ownership and land-related information easier to track and verify. According to a recent report, around 99.90% of Records of Rights (RoRs) in India have now been computerised, while more than 40.58 crore land parcels have been assigned a unique 14-digit identification number known as Bhu-Aadhaar or ULPIN.

The digital land-record system combines several types of information, including property maps, registration records, land ownership details, circle rates, zoning information and encumbrances. This is intended to create a more connected and transparent property-record ecosystem.

Technology is also playing an important role. Under the NAKSHA programme, drones equipped with advanced cameras and LiDAR sensors are being used to map urban areas with high accuracy. The data can help create detailed digital maps and urban property records.

For property buyers, better digital records could make it easier to verify land information and identify potential ownership or documentation issues. However, buyers should still conduct proper legal and title checks before purchasing property.
