
India’s flex office and coworking market is undergoing a major shift as large enterprises increasingly become the biggest users of flexible workspaces. The growing demand from corporates, Global Capability Centres (GCCs) and multinational companies is strengthening India’s commercial real estate sector.
Enterprise clients now account for a significant share of revenue among leading flex-office operators, highlighting how coworking spaces are moving beyond startups and freelancers. GCCs contributed around 45% of gross office leasing across India’s top seven cities during H1 2026, compared with 41% a year earlier.
At the same time, office vacancy has declined to around 15.5%, while average office rents increased approximately 9% year-on-year to ₹96 per sq ft. These trends indicate healthy demand for quality office spaces in major commercial markets.
Cities such as Delhi-NCR, Bengaluru, Mumbai, Hyderabad, Pune and Chennai are expected to remain important markets for flexible office expansion.
For commercial property investors, the rise of enterprise-led coworking demand could create opportunities in locations with strong connectivity, established business ecosystems and growing corporate occupier demand.
