Delhi Master Plan 2047 Targets 40 Lakh Affordable Homes

Delhi is set for a major transformation in housing and urban development under the proposed Master Plan 2047, which aims to address rising housing demand while creating more planned and sustainable urban spaces. A key focus of the plan is the development of around 40 lakh affordable homes for the city's growing population.

The plan places strong emphasis on land pooling, redevelopment and planned urban expansion. Land pooling is expected to help unlock underutilised land for residential and infrastructure development, while redevelopment initiatives could modernise existing colonies and improve urban services. The plan also focuses on better integration of residential, commercial and village areas.

According to the proposed framework, nearly 12 lakh new homes could be developed through around 200 sq km of planned urban expansion. This could create new residential zones and support long-term housing requirements across the National Capital Territory.

For the Delhi-NCR real estate market, Master Plan 2047 could have significant implications. Increased housing supply, improved infrastructure and planned development may create new opportunities for homebuyers, developers and investors. However, the actual impact will depend on implementation, approvals and the execution of land-pooling and redevelopment projects.
