
India has recorded the largest improvement in real-estate transparency in the Asia-Pacific region, according to JLL’s 2026 Global Real Estate Transparency Index (GRETI). The report tracks transparency across 88 countries and territories and identifies India as the most-improved market in Asia-Pacific in the latest assessment.
The improvement comes alongside a significant rise in cross-border real-estate investment. According to the report, India attracted $8.1 billion in cross-border real-estate investment, described as a 20-year high for the country.
JLL also highlighted the growing importance of artificial intelligence and data-centre development for India’s real-estate market. At the same time, the report identified areas where further progress is required, including land pooling, contract enforcement, GIS-based digitisation, property-level data and climate-risk reporting.
Land pooling mechanisms remain at an early stage in several areas, while implementation of city-level master plans and digital planning systems varies across markets. The report also noted differences in data availability between major metropolitan areas and secondary cities.
The findings indicate that transparency, technology adoption and better-quality property data are becoming increasingly important as institutional and cross-border capital expands its focus on Indian real estate.
