The Supreme Court has highlighted the difference between Greater Noida’s long-term urban planning and Gurugram’s infrastructure challenges, particularly during heavy rainfall. The observations came while the court was discussing issues related to urban development, infrastructure capacity and construction.
The court noted that Gurugram faces significant pressure on its infrastructure during rains, with drainage and sewage systems struggling to cope with rapid urban development. The court also pointed out that adding multiple floors and increasing development intensity without upgrading supporting infrastructure can put additional pressure on existing systems.
In contrast, the Supreme Court described Greater Noida as a better-planned city, noting that its development was planned with a 30–40-year perspective. The observation puts renewed attention on the importance of master planning, road networks, drainage, sewage and other civic infrastructure in growing real-estate markets.
For property buyers, the development is a reminder that location should not be evaluated only on price or amenities. Long-term infrastructure capacity can play an important role in a property's liveability and future demand.
As NCR continues to expand, coordinated urban planning and infrastructure investment will remain important for sustainable residential and commercial development.
