The Supreme Court has dismissed a plea filed by the Apartment Owners’ Association (AoA) of Great Value Sharanam in Noida Sector 107, challenging the grant of additional Floor Area Ratio (FAR) to Great Value Realty for its upcoming Ekanam project. The court’s decision upholds the earlier Allahabad High Court ruling.
The Ekanam project is planned on a four-acre parcel adjoining the existing Great Value Sharanam development. According to the developer, the project will include 280 three- and four-bedroom residences, with sizes ranging from 3,525 to 5,525 sq ft. Construction began in 2025, with completion targeted for 2030.
The dispute has been ongoing for several years, with the residents’ association raising concerns about the additional FAR and its impact on the existing project. The developer, however, maintained that the additional FAR was granted by the Noida Authority through the applicable process.
The Supreme Court’s decision provides greater clarity around the proposed development, although the residents’ association has indicated that it may seek a review.
For Noida homebuyers, the case highlights the importance of checking approved building plans, FAR permissions, project approvals and legal status before purchasing a property.
