Grade A mall vacancy across India's top seven cities fell to 5% in H1 2026, reaching its lowest level in five years, according to Anarock data. Vacancy had been above 7.5% at the end of 2025, indicating a significant improvement in occupancy and retail leasing activity.
Delhi-NCR and the Mumbai Metropolitan Region remained among the country's major retail markets. Mall vacancy stood at 7% in Delhi-NCR and 4% in MMR at the end of H1 2026. NCR also received around 0.90 million sq ft of new mall supply during Q2, the highest addition among the top seven markets.
The report indicates that fashion and apparel, entertainment and food & beverage were among the key categories supporting retail leasing. Within NCR, Gurugram recorded the largest share of leasing activity, followed by Delhi and Noida.
The improving occupancy levels suggest that demand for quality organised retail space remains healthy. At the same time, the market is becoming more selective, with retailers increasingly looking for well-connected locations and suitable retail ecosystems.
For commercial property investors, falling vacancy can be an important market indicator. However, factors such as location, footfall, tenant mix, rental demand and asset quality should also be considered before making an investment decision.
