The Ghaziabad Development Authority (GDA) has started the land acquisition process for an Aerocity-themed township near Raj Nagar Extension, with around 231 hectares of land being targeted for the proposed development. The project is planned as a mixed-use township and is expected to be developed in phases.
According to the report, the initial phase could cover around 50 hectares, with the authority considering a land-pooling approach for development. The proposed township is expected to include residential and other mixed-use facilities, creating a new urban development zone near Raj Nagar Extension.
Infrastructure is also a key part of the plan. A six-lane embankment road has been proposed to improve connectivity and help address flooding-related concerns in the area.
The proposed Aerocity-themed township could have a significant impact on the Ghaziabad real estate market if the planned land acquisition and infrastructure development progress as expected. Large-scale mixed-use projects can create new residential, commercial and social infrastructure opportunities.
However, prospective buyers should distinguish between proposed development and completed infrastructure. Land acquisition, approvals and construction timelines can affect the pace of development.
