Ghaziabad’s residential market is attracting growing interest from established real estate developers, with Max Estates planning to enter the city through a proposed development agreement for a 9.76-acre land parcel in Indirapuram. The proposed project has an estimated development potential of around 1.5 million sq ft and a projected gross development value of ₹2,500–3,000 crore.
The move highlights the changing profile of Ghaziabad’s housing market, which is increasingly attracting premium and luxury residential development. Improved connectivity through the Delhi–Meerut Expressway, RRTS and Metro is one of the factors supporting this transition.
The proposed Max Estates project is also part of a broader trend of branded developers entering Ghaziabad. With land becoming increasingly expensive and limited in established NCR markets such as Noida and Gurugram, developers are looking at well-connected Ghaziabad locations for future housing supply.
For homebuyers, the arrival of reputed developers could mean more premium housing choices. However, buyers should compare projects based on location, connectivity, RERA registration, specifications, pricing and possession timelines rather than relying only on the developer's brand.
The development could further strengthen Ghaziabad’s position as an important residential market within the wider NCR.
