What Is HRERA or Haryana RERA, and How Does it Help Homebuyers?
Haryana RERA is the regulatory cum penal authority governing the real estate sector in the state. The aim is to promote ethical realty practices, penalize errant developers, and grant compensation to aggrieved homebuyers. When you buy a RERA registered property, you remain safe and happy in the knowledge that you are investing in genuine property, and should something go wrong…the RERA authority will come to your rescue.
As per the latest figure (March 2023), the Haryana Real Estate Regulatory Authority (HRERA) has resolved nearly 53% of complaints received from aggrieved homebuyers, while the remaining are at different stages of the investigation. To quote the exact figure, 7,031 cases stand resolved, while the rest 6,000 are expected to reach a conclusion soon.
HRERA says that the number of complaints has consistently been rising as a sign of growing consumer awareness. And the authority is taking steps to improve the speed and efficiency of the redressal mechanism to take the figure of 53% to a much higher level.
How to Search for Registered Projects on RERA Haryana?
Please follow these steps:
- Visit the official website of HRERA at www.haryanarera.gov.in
- Scroll down till you find the HRERA Gurugram tab on the bottom left side of the homepage. Click on it, and you will be taken to a new page.
- Once on the new page, click on the “Project Registration” tab to see a drop-down menu. Select “Search Projects” from here.
- Now, you are on the search window with three options: Project Authority, Project Number, and Project Year. Select RERA-GRG in the ‘Project Authority’ tab while filling in the other two blanks with Project Number and Project Year.
- The next is to fill in Captcha and press the ‘Search Case’ button at the bottom: you will get the information you are looking for on the screen.
How to See the Exhaustive List of all Registered Projects of Gurugram
- Go to the official website of HRERA at www.haryanarera.gov.in
- Scroll down till you find the HRERA Gurugram tab on the bottom left side of the homepage. Click it, and you will be taken to a new page.
- Once on the new page, find and click on the “Projects” tab with an icon of pen and paper.
- Click it and select “Registered Projects” from the drop-down menu you see now.
- Now on a new page, you will get an exhaustive list of all registered projects of Gurugram. See if the one you are looking for is here or not.
How to Check if Your Agent Is Registered with HRERA or Not?
A dubious and unregistered property agent is the source of property fraud and disputes most of the time. No matter how enamored you are with the agent or how deep the discount he is offering… never go for an unregistered agent. Opt for an agent that is RERA-approved without fail. Here is how to check it:
Visit the official website of HRERA at www.haryanarera.gov.in
- Scroll down till you find the HRERA Gurugram tab on the bottom left side of the homepage. Click on it, and you will be taken to a new page.
- Once on the new page, click on the “Agent Registration” tab to see a drop-down menu. Select “Registered Agents’ List” from here.
- The screen will now show all the agents registered with HRERA Gurugram. If you don’t see the name of the one you are searching for, he is probably a fraud.
How to Register a Complaint on the Haryana RERA Portal?
Your builder or agent didn’t keep the promises they made during the transaction? Or are you discovering new holes in their claims and structure with each passing day? Whatever you have against them…let the authorities know and decide if you deserve compensation for it or not. Here is the process:
- Visit the official website of HRERA at www.haryanarera.gov.in
- Scroll down till you find the HRERA Gurugram tab on the bottom left side of the homepage. Click on it and then you will be taken to a new page.
- Once on the new page, click on the “Complaint Registration” tab.
Select who you want to complain to – authority or adjudicating officer – from the drop-down menu.
You will now see a form. Fill it out with the details asked.
Once the form is submitted, you will get an online complaint number. Save it for future correspondences.
The next step is to pay the complaints fee. It’s Rs 1000 per complaint. There is also a payable (Rs 10) annexure you have to attach. Pay it online or via a Demand Draft. The Demand Draft must be in favor of Haryana Real Estate Regulatory Authority Gurugram, payable at Gurugram.
Moreover, fill out the detailed form known as Performa B on the HRERA portal. Take the printout and make a few copies of the same.
Annex a copy of a RERA Haryana certificate declaring that a self-signed copy of a complaint has been sent to the respondent directly and attach that HRERA certificate with the complaint.
The last step is to deliver the below-mentioned stuff to the HRERA Authority – either by post or hand:
- Complaint Registration Form
- Annexure
- Demand Draft of Fee Paid for Annexure
- Detailed Typed Complaint
- Self-declared and signed certificate
How to Know the Status of Your Complaint on the Haryana RERA Portal?
- Visit the official website of HRERA at www.haryanarera.gov.in
- Scroll down till you find the HRERA Gurugram tab on the bottom left side of the homepage. Click on it and then you will be taken to a new page.
- Once on the new page, click on the “Complaint Registration” tab to see a drop-down menu. Select “Search Complaint” from here.
- Now you are on the search window with 3 options: Case/Appeal Authority, Case/Appeal Number, and Case/Appeal Year. Fill in all the details required, the Captcha, and press the ‘Search’ button.
Now, you can see the status of your complaint on the screen.
