The ‘Bhoomi Karnataka Online’ is the official web portal of the Department of Revenue, Government of Karnataka for the management of land records in the State. So you can be sure of the authenticity of the details provided and transactions made here.

What is RTC or Pahani?

RTC is the abbreviation of Records of Rights, Tenancy, and Crops. Called Pahani in the local language, this certificate contains several essential details mentioned below:

  • Tenancy details

  • Type of land: Commercial Area/ Agricultural/ Non- Agricultural Area

  • Area type

  • What crops are grown on the land

  • Area of Land

  • Information about the owner of the land

  • Nature of possession

  • Water Rate under the land (This refers to the amount of water that can be utilized to keep the land)

  • Liabilities such as bank loans

How to register on the portal online?

  • Visit the official website at landrecords.karnataka.gov.in

  • Scroll down and click on the ‘Citizen Portal’ tab under the ‘Other Services’ section.

  • Go to the ‘Create Account’ tab on the bottom-left side of the homepage. (If already have an account, just log in with the allotted credentials)

  • Now you will be taken to a form where you have to submit the details asked  

  • Complete the registration process by making a login id and password

  • Now login to the Bhoomi RTC to avail of all the services available there.

How to view original land records (RTC Pahani) online on Bhoomi Karnataka?

  • Visit the official website at landrecords.karnataka.gov.in

  • Double Click on View RTC Information. You will be taken to a new page.

  • You can search for the required land records by Survey Number, Owner wise, and Registration Wise.

  • Choose whatever option you are comfortable with and fill in the details asked there. Just for reference, you will have to fill in details such as District, Taluk, Hobli, Village, and Registration Details to proceed.

  • The next in line is the ‘Hissa Number’ and ‘RTC validity period’. Fill them out and click on ‘Fetch details.’

  • Once done, you will see the details of the owner and RTC.

  • Verify if they are what you think they should be. Any anomaly and you may be in trouble.

  • If you want to save the detail. Go for the ‘Pay & Download’ option. Payment can be made through cards/net-banking/UPI. The fee amount is Rs 15 only.

RTC Pahani is used for legal and loan purposes.

You can also get mutation report on the portal. Here is how you can proceed for it:

  • Visit the official Bhoomi RTC Portal at landrecords.karnataka.gov.in

  • Proceed to “View RTC and MR”

  • Select the Mutation Status option

  • Fill in the tabs such as District, Taluk, Hobli, Village, Survey Number, Surnoc Number, and Hissa Number

  • Now press on the Fetch Details tab

  • The details will be displayed on the screen

  • Save it for future use
