Dwarka Expressway will play a big role in the future of real estate in Gurugram.
Real estate experts agree that the Dwarka Expressway area (DXP) is where the future of Gurgaon’s real estate market will be. A 29-mile-long road called the North Peripheral Road or Dwarka Expressway Road is in the area. It connects Mahipalpur in Delhi to Kherki Dhaula in Gurgaon. Once it’s done, it will join the Delhi, Gurgaon, and Manesar regions and free up the existing Gurugram-Delhi expressway.
The work on the project has been pushed back recently because of the difficulties of getting land for a small area. However, the problems have been worked out, and work is going on full speed on the project that everyone wants. The DXP project should be done by September or October this year.
People buy and sell real estate in areas near the project, like sections 88, 91, 92 and 99 to 101. AS IT IS SOMETIMES CALLED, the DXP region, or New Gurugram, will become the NCR region’s new centre of real estate and retail development. This is because Gurugram will keep growing and competing with Mumbai to become the financial capital of India.
Several big developers from all over India are building big residential projects in DXP to take advantage of the growing demand. Sobha, Vatika, Godrej, Raheja, Raheja, BPTP, Ansal, Adani, and Emaar are some of them. The area is also very close to Paschim Vihar, Janakpuri, and Dwarka in Delhi, increasing its growth even more. The social infrastructure has grown a lot over the years, with multi-specialty hospitals, schools, 4- and 5-star hotels, restaurants, etc. The planned 2nd diplomatic enclave in Janakpuri is also a nice touch. When trade consuls and embassies start working, the area will get a makeover from the outside world.
Another great thing about living in DXP is that there are a lot of trees and open spaces, which makes living there very peaceful and serene. Many big township-style projects are being built in the area. They’re trying to find the right balance between living in nature and having modern conveniences. The Sultanpur bird sanctuary is also close by, adding to the natural beauty.
Dwarka Expressway is a new commercial area with many high-quality office spaces. Businesses will be able to run more smoothly because it is close to the international airport and the Aerocity. Also, the Indian International Convention Center (IICC), which is the largest convention center in India, is close by. The industrial area of Manesar is next to DXP, which is near Gurgaon. NH8 and Sohna Road also make it easy to get to Sohna.
The area has low leasing costs, which will keep IT, ITeS, and BFSI businesses coming to the area. Is it also possible that it could become the center of a growing start-up community in the Delhi NCR area of the city? Delhi is already a great place to start a business, beating out places like Hyderabad and Bangalore. With many co-working spaces, office space, and developing social infrastructure, DXP has everything it needs to become a hub for new-age start-ups.
Soon, the region will also be connected to the DMIC (Delhi Mumbai Industrial Corridor). This will open up a lot of new opportunities. DMIC plans big projects, like film cities, business parks, logistic projects, and business districts. These projects are all part of the plan.
As more people buy and sell homes and businesses, the retail sector will also grow. At this point, there are a few malls in the city. There are places like Sapphire mall 90, Sapphire mall 92, or Vatika Town Square. There will be much more demand than there is now so new big-scale stores will be needed. Manish Buildwell and Axon developers are already building it, called Gallexie 91. It’s a new kind of shopping center with a high street, a restaurant, and many entertainment options under one roof. There is also much room for new malls, high street retail, and other projects. There will be more demand for modern stores that focus on giving customers complete experiences as the number of young people living in DXP grows.
